Our building defects inspection will reduce your maintenance bill as small problems can be identified and addressed at an early stage, preventing larger and more costly problems from arising.

What is a Building Defect?

A building defect is an imperfection or lacking that causes the property with the defect to fall short of perfection. Defects are very common in newer homes up to 10 years of age as they tend to arise during the periods after a new property is built, as not all defects are found in a building completion report which is completed after construction. Some defects are found months or potentially years later as many faults are concealed and/or come after living in the property. For example, water leaks are the most common fault which is usually found months after a new property has being built, the reason it is not necessarily found in a building completion report is due to the water not being in use until you physically live in the property and as time passes the leak becomes evident.

What is a Building Defects Inspection?

In our Building Defects Inspection Report, we will give our professional advice and opinion on all the defects identified throughout our inspection. We will provide you with a thorough written report with photographic evidence on all the defects identified throughout our inspection, where possible we will make recommendations on how to fix the defects found and provide you with estimated costing’s (if requested).

Our building defects inspection will reduce your maintenance bill as small problems can be identified and addressed at an early stage, preventing larger and more costly problems from arising.

The report will also determine any building defects that can be dangerous in some cases and should never be ignored and fixed immediately, such as asbestos inspections! The quicker a fault can be identified and resolved, the safer and less costly they are to repair and maintain potentially saving you thousands of dollars in repair costs. A building defect inspection report can be customised for your use, analysing the evidence and findings collected to support your mediation or litigation needs for instance.

Effective Building & Consultancy has full Professional Indemnity Insurance cover and guarantees professional quality and service with all of its reports. Our building defect inspection service will allow you to identify major defects, structural issues and gain an effective cost analysis of appropriate rectification works. We are even capable of identifying potential roofs issues by inspecting your property with a drone!

More importantly, a defect inspection report from a qualified building inspector/registered engineer will allow you to take advantage of the Building Defect Bond Scheme. The Building Defect Bond Scheme lets strata owners secure funds that may be drawn upon and used to pay for rectification costs for any defective works identified in a final inspection. Therefore, a building defects inspection adds another layer of protection for owners as it highly beneficial in providing money to cover the cost of rectifying early.
